I'm really not that interested in GoT spin-offs either, but if I had to pick, I'd say either Dance of Dragons or Aegon's Conquest.

Does HBO only have the rights to ASoIaF? I think George, now, could shop any associated material anywhere he wants. I could see a major studio picking almost anything associated as a set of movies.

I won't be surprised to see a GoT spin off some sort on HBO though. Whether it's D&E, or some other tale. I might need some convincing to watch but if it's a good story with a good cast, I'd probably tune in.

I like them as much as ASoIaF tbh. Dance of the Dragons with Eva Green as Rhaenyra. It is known. I love Eva Green, but she doesn't have the right look for Rhaenyra. I'd go with Charlize Theron.

If I have to choose, I'd say The Dance of Dragons. It has all the ingredients to success: lots of drama and intrigue, great characters, family members destroying each other and badass Dragon action. On the other hand, it probably would be wildly expensive to make. HBO could be hesitant to take such a risk. Dunk and Egg and Robert's Rebellion would be far more cheaper.

The Dance of Dragons would never work as a live action show. Just look at how expensive 3 dragons is on GoT. Too many large battles as well.
Dunk & Egg lends itself perfectly to be made into a miniseries.

I would like to see the first long night though. would be amaze. The story of Bloodraven would be awesome, i'll get to see young aemon as well

Hmmm... as someone who loves Dunk&Egg, I'm not sure if it's the best idea. Their adventures are episodic in nature (not one long continous story like ASoIaF), and not all of them may be action-packed enough to capture general audience. Watchers would probably love the adaption of The Hedge Knight (The Ashford Tourney, meeting Egg and his family) or The Mystery Knight (the 2nd Blackfyre Rebellion), but I'm doubtful about stories like The Sworn Sword (the "pissing contest" of Webbers and Osgreys). Another thing is they would have to be changing the actors for the two main characters throughout the series (when he first meet Egg he's like 9 or 10, but by the time of the Tragedy of Summerhall he's a middle-aged man).
The Dance of the Dragons sounds good, but as Nictarion says, there's too many dragons, and therefore it's too costly. But I'd love a movie duology/trilogy??
The Conquest would be too short to make an entire series, imo. There's Aegon proclaiming himself King, there's Visenya flying around with a little Lord Arryn, Rhaenys getting told off in Dorne, Harrenhall, the Field of Fire, and Torrhen Stark kneeling without a fight. Again, I'd say it would a better movie or two.
The suggestion I like is the Blackfyre Rebellion, but I'd include the final years of Aegon the Unworthy's reign as well (at least in flashbacks). The question is, who would be the protagonists. Daeron the Good and Daemon Blackfyre kind of offer themselves, but would general audience find them attractive? Daeron may be a bit too much Sam Tarly-ish, while Daemon is supposed to be a great warior and all, but also in the wrong and maybe a tad too thick. Maybe Bloodraven would be a better choice?
The easiest to sell would Robert's Rebellion. Just tell potential watchers they'll see young Ned Stark, Bob Baratheon, Tywin Lannister, Dany's mad father, and Jon's parents, and it's pretty much guaranteed success, imo. I'd say this one's most likely if we get anything at all. Can't say I would complain.
